Alert me when New Mexico deals post"What used to take me hours of searching county records now takes minutes. Everything's in one place, with filters that surface the good ones fast."
Every listing says one of four things. Next to it is how many facts we hold for it, and what that much evidence is good enough for.
One number cannot say both how good a parcel looks and how much we actually know about it, and a low number reads as a verdict. So we do not print one. “Not enough data yet” is not a judgement about the property.

New Mexico is a tax deed state. Administrative (non-judicial) public auction conducted by the New Mexico Taxation and Revenue Department, Property Tax Division, once taxes have been delinquent three years (N.M. Stat. 7-38-65). No redemption after the sale; the deed can be challenged only within two years (7-38-70). The owner can stop the sale by paying in full, or signing an installment agreement, before 5:00 p.m. the day before the auction.
New Mexico has no post-sale redemption period for most tax sales: once the sale is final, the original owner cannot reclaim the property.
DeedFlex aggregates New Mexico tax sale listings from county auction platforms and gives each property a plain-English verdict: Worth a look, Needs review, Screened out, or Not enough data yet. Next to it is how far the research has got on it. Start with Pro ($59/mo, flat) to browse all available New Mexico properties with full deal analysis.
Key risks include: IRS federal tax liens. New Mexico sells the property, and the state runs the sale: the Taxation and Revenue Department's Property Tax Division auctions each county's parcels in person. Register with the auctioneer before the sale starts and pay in full before the auction ends. The deed carries no title warranty and leaves in place every mortgage, lien, lease or easement recorded before January 1 of the tax year, so a full title search is essential. Check water rights, land-grant (merced) boundaries, where the land grant's board may match the high bid, and pueblo land restrictions.
Opening bids vary widely by county and property. New Mexico has an average property tax rate of 0.8%, which influences opening bid amounts. DeedFlex shows the opening bid for every listed property. Where we hold a market value we can stand behind, we show it; where we do not, we say so rather than print a number we cannot support.
