"What used to take me hours of searching county records now takes minutes. Everything's in one place, with filters that surface the good ones fast."
Every listing says one of four things. Next to it is how many facts we hold for it, and what that much evidence is good enough for.
One number cannot say both how good a parcel looks and how much we actually know about it, and a low number reads as a verdict. So we do not print one. “Not enough data yet” is not a judgement about the property.

See all Kansas postsKansas is a tax deed state. The county forecloses in district court and the sheriff sells each property at public auction to the highest bidder (K.S.A. 79-2801, 79-2804). The owner or a lender can pay off the taxes until the day before the sale (79-2803). After the auction the court confirms the sale and the sheriff then issues the deed. There is no redemption after the sale; any challenge must be filed within 12 months of the court's confirmation (79-2804b).
Kansas has no redemption after the sale. The owner's chance to pay the taxes ends before the county or State takes the property or the sale starts; once it is sold, the deed is final.
DeedFlex aggregates Kansas tax sale listings from county auction platforms and gives each property a plain-English verdict: Worth a look, Needs review, Screened out, or Not enough data yet. Next to it is how far the research has got on it. Start with Pro ($59/mo, flat) to browse all available Kansas properties with full deal analysis.
Key risks include: IRS federal tax liens, Special assessments. Kansas sells the property through a court-ordered sheriff's sale, usually once a year per county. The owner's right to pay off ends the day before the sale. The deed clears mortgages and older liens named in the case, but you owe the current year's taxes and any special assessments added after the court's judgment. An IRS lien can still be redeemed by the government for 120 days. Bidders usually register with the county treasurer in advance and pay in full on sale day.
Opening bids vary widely by county and property. Kansas has an average property tax rate of 1.41%, which influences opening bid amounts. DeedFlex shows the opening bid for every listed property. Where we hold a market value we can stand behind, we show it; where we do not, we say so rather than print a number we cannot support.
