"What used to take me hours of searching county records now takes minutes. Everything's in one place, with filters that surface the good ones fast."
Every listing says one of four things: Worth a look, Needs review, Screened out, or Not enough data yet. Next to it is a count of how many of the checks we have finished, and what that much evidence is good enough for.
One number cannot say both how good a parcel looks and how much we actually know about it, and a low number reads as a verdict. So we do not print one. “Not enough data yet” is not a judgement about the property.

Idaho tax sales by county: dates, lists and rules for 3 counties →
Idaho is a tax deed state. After three years of delinquency the county takes a tax deed to itself (Idaho Code 63-1005). The former owner can still redeem for up to 14 months after that, until the county contracts to sell (63-1007). The county then sells at public auction (31-808); the buyer faces no redemption period, and money above the taxes and costs goes to lienholders and the former owner.
Idaho has no redemption after the sale. The owner's chance to pay the taxes ends before the county or State takes the property or the sale starts; once it is sold, the deed is final.
DeedFlex aggregates Idaho tax sale listings from county auction platforms and gives each property a plain-English verdict: Worth a look, Needs review, Screened out, or Not enough data yet. Next to it is how far the research has got on it. Start with Pro ($59/mo, flat) to browse all available Idaho properties with full deal analysis.
Key risks include: IRS federal tax liens. Idaho is a tax deed state: counties auction land they already own by tax deed, with a minimum bid of at least the taxes, interest and costs (Idaho Code 31-808). There are no lien certificates to buy and no redemption after the auction. Each county sets its own terms; Lemhi County, for example, sells on Public Surplus with a $500 deposit, an 8% buyer premium and payment within 5 days. Growing Boise metro has increased competition.
Opening bids vary widely by county and property. Idaho has an average property tax rate of 0.69%, which influences opening bid amounts. DeedFlex shows the opening bid for every listed property. Where we hold a market value we can stand behind, we show it; where we do not, we say so rather than print a number we cannot support.
