How California tax sales work

Sale Type
Tax Deed
California sells the actual property deed at auction. The winning bidder receives ownership of the property (subject to certain surviving liens and title clearing requirements).
Redemption Period
No redemption
The county tax collector sells the property itself at a public auction, usually online, once taxes have been unpaid for five years (three years for commercial property that is not a home or farm) (Cal. Rev. & Tax. Code 3691). The owner can pay off the taxes until the close of business on the last business day before the auction starts; after that there is no redemption (3707). The former owner can still ask the county to undo the sale within one year of the deed and then sue, so title insurers usually wait out that year (3725).
Avg Property Tax Rate
0.76%
Below the national average (1.1%). Lower tax rates often mean smaller opening bids and lien amounts.
Homestead Rules
Special Rules Apply
Prop 13 limits assessment increases to 2%/year.

Words used on this page

Redemption period
A window after the sale when the old owner can pay up and take the property back.
Opening bid
Where bidding starts. It is not a price or a value. Often it is just the tax owed.
Tax deed
The county sells the property itself. The winner owns it.

Before you bid in California

What can survive the sale and become yours

  • IRS federal tax liens
  • Environmental cleanup liens (major risk)
  • Special assessments (Mello-Roos)

Other things to check

  • California has no redemption after the sale.
  • Homes reach auction after five years of unpaid taxes, commercial property after three.
  • The minimum bid is the full back taxes plus costs (3698.5).
  • The deed clears mortgages and private liens, but not next year's taxes, Mello-Roos or 1915 Act bond balances the sale money did not pay off, IRS liens federal law keeps alive, easements, or recorded restrictions (3712).
  • Check for environmental contamination (Superfund sites, Phase I).
  • Auctions in populated counties are very competitive.

How we rate these

Every listing says one of four things: Worth a look, Needs review, Screened out, or Not enough data yet. Next to it is a count of how many of the checks we have finished, and what that much evidence is good enough for.

One number cannot say both how good a parcel looks and how much we actually know about it, and a low number reads as a verdict. So we do not print one. “Not enough data yet” is not a judgement about the property.

California tax sale FAQ

California is a tax deed state.

California has no post-sale redemption period for most tax sales: once the sale is final, the original owner cannot reclaim the property.

DeedFlex aggregates California tax sale listings from county auction platforms and gives each property a plain-English verdict: Worth a look, Needs review, Screened out, or Not enough data yet. Next to it is how far the research has got on it. Start with Pro ($59/mo, flat) to browse all available California properties with full deal analysis.

Key risks include: IRS federal tax liens, Environmental cleanup liens (major risk), Special assessments (Mello-Roos). California has no redemption after the sale. Homes reach auction after five years of unpaid taxes, commercial property after three. The minimum bid is the full back taxes plus costs (3698.5). The deed clears mortgages and private liens, but not next year's taxes, Mello-Roos or 1915 Act bond balances the sale money did not pay off, IRS liens federal law keeps alive, easements, or recorded restrictions (3712). Check for environmental contamination (Superfund sites, Phase I). Auctions in populated counties are very competitive.

Opening bids vary widely by county and property. California has an average property tax rate of 0.76%, which influences opening bid amounts. DeedFlex shows the opening bid for every listed property. Where we hold a market value we can stand behind, we show it; where we do not, we say so rather than print a number we cannot support.
