How Arkansas tax sales work

Sale Type
Tax Deed
Arkansas sells the actual property deed at auction. The winning bidder receives ownership of the property (subject to certain surviving liens and title clearing requirements).
Redemption Period
No redemption
Sold by the state Commissioner of State Lands, which issues a limited warranty deed. The owner can pay the taxes only until 4 p.m. on the last business day before the sale; after that the sale is final. Anyone challenging the sale has 90 days from the deed to sue, and the Commissioner usually expects buyers to file a quiet-title action before the title is marketable.
Arkansas has no redemption after the sale. The owner can pay the taxes until 4 p.m. on the last business day before the sale; once the parcel sells, the sale is final, though it can still be challenged in court for 90 days after the deed (Ark. Code 26-37-202, 26-37-203).
Avg Property Tax Rate
0.61%
Below the national average (1.1%). Lower tax rates often mean smaller opening bids and lien amounts.
Homestead Rules
Special Rules Apply
Homestead credit available.

Words used on this page

Redemption period
A window after the sale when the old owner can pay up and take the property back.
Surviving lien
A debt on the property that the tax sale does NOT wipe out. It becomes yours.
Homestead exemption
A tax break on an owner's main home. It changes what the minimum bid includes.
Tax deed
The county sells the property itself. The winner owns it.

Before you bid in Arkansas

What can survive the sale and become yours

  • IRS federal tax liens

Other things to check

  • Arkansas tax sales are run statewide by the Commissioner of State Lands, not by the county.
  • Parcels are auctioned once a year in or near their county; whatever does not sell is re-offered 30 days later in online post-auction sales at auction.cosl.org, at a minimum of the back taxes, penalties, interest and costs (after two years the Commissioner may negotiate a lower price).
  • Sales are final once made.
  • Avoid major improvements during the 90-day window in which the sale can be challenged.
  • City and improvement-district liens usually survive.
  • Check for timber and mineral rights, which may have been severed.

How we rate these

Every listing says one of four things: Worth a look, Needs review, Screened out, or Not enough data yet. Next to it is a count of how many of the checks we have finished, and what that much evidence is good enough for.

One number cannot say both how good a parcel looks and how much we actually know about it, and a low number reads as a verdict. So we do not print one. “Not enough data yet” is not a judgement about the property.

Arkansas tax sale FAQ

Arkansas is a tax deed state.

The owner can pay the taxes until 4 p.m. on the last business day before the sale; once the parcel sells, the sale is final, though it can still be challenged in court for 90 days after the deed.

DeedFlex aggregates Arkansas tax sale listings from county auction platforms and gives each property a plain-English verdict: Worth a look, Needs review, Screened out, or Not enough data yet. Next to it is how far the research has got on it. Start with Pro ($59/mo, flat) to browse all available Arkansas properties with full deal analysis.

Key risks include: IRS federal tax liens. Arkansas tax sales are run statewide by the Commissioner of State Lands, not by the county. Parcels are auctioned once a year in or near their county; whatever does not sell is re-offered 30 days later in online post-auction sales at auction.cosl.org, at a minimum of the back taxes, penalties, interest and costs (after two years the Commissioner may negotiate a lower price). Sales are final once made. Avoid major improvements during the 90-day window in which the sale can be challenged. City and improvement-district liens usually survive. Check for timber and mineral rights, which may have been severed.

Opening bids vary widely by county and property. Arkansas has an average property tax rate of 0.61%, which influences opening bid amounts. DeedFlex shows the opening bid for every listed property. Where we hold a market value we can stand behind, we show it; where we do not, we say so rather than print a number we cannot support.
