Every state runs its own tax sale system, and they're not equally investor-friendly. We crunched DeedFlex's live data across all 50 states — auction volume, opening-bid spreads, redemption rules, and post-sale title work — to rank the top markets for 2026.

Why these states rise to the top

Florida — Highest residential auction volume nationally, well-run online sales (RealAuction), 22-month redemption with 18% statutory interest. The downside: most parcels start as liens before they become deeds, so beginner deed-buyers should focus on the post-redemption deed sales rather than the certificate auctions.

Texas — Sheriff's sales every first Tuesday in 254 counties. 25–50% statutory redemption premium is the highest in the country. You can build a portfolio quickly, but title is harder than in Florida — Texas sales are 'as-is' with surviving liens.

Michigan — Wayne County (Detroit) historically had the largest auction by parcel count. No redemption after the sale. Cheap entry (parcels under $5K), but rehab and tenant risk in some neighborhoods is real. Strong cash-flow play if you know the area.

Georgia — Redeemable deed state with 20% statutory premium. Sheriff's sales the first Tuesday. 12-month redemption window then barment + quiet title. Atlanta metro is the hottest sub-market.

Arizona — Pure tax lien state. Maricopa (Phoenix) February auction is the biggest. Up to 16% interest, 3-year foreclosure clock. More passive than deed states.
