Administrative (non-judicial) public auction conducted by the NM Taxation & Revenue Department, Property Tax Division, after ~3+ years delinquency (NMSA §7-38-65). A quitclaim-type tax deed conveys the former owner's interest at sale with NO post-sale right of redemption (§7-38-70). Only the federal 120-day IRS redemption may apply where a federal lien exists. The former owner has 2 years to CHALLENGE the conveyance in district court (not to redeem).
