How Mississippi tax lien sales work

Hinds County’s current sale is of property the government already holds, so there is no redemption for the buyer. Mississippi’s own tax sale works differently — see the state guide.

County tax sales start the last Monday of August. The owner has two years from the sale to redeem (Miss. Code 27-45-3); after that the chancery clerk issues the buyer a tax deed on request (27-45-23). Land nobody bid on goes to the State and, if not redeemed, is sold later by the Secretary of State.

County tax collectors hold the tax sale each year starting the last Monday of August. To redeem within two years the owner pays the taxes and costs plus 5% of the taxes and 1.5% a month; any amount you bid above the taxes earns nothing (Miss. Code 27-45-3). After two years the chancery clerk issues your tax deed on request, no lawsuit needed (27-45-23). If the clerk failed to mail the required notice, the sale is void (27-43-3). Land forfeited to the State is sold separately by the Secretary of State by land patent, with no redemption.
