How Michigan tax deed sales work

Berrien County runs its tax sales under Michigan state rules: it is a tax deed state with a redemption posture of no post-sale redemption.

The owner's right to redeem ended on March 31, when the court's foreclosure judgment gave the county (or the State) absolute title. The county then auctions the property between July and early November and issues a quitclaim deed after you pay, usually recorded within a few weeks.

MI properties are foreclosed by the county treasurer (or the State) in circuit court, and there is no redemption after the sale. The foreclosure wipes out earlier liens, including Detroit water and blight liens, but taxes and city bills that accrue after April 1 of the sale year, and future special-assessment installments, are yours. The last auction of the season has no minimum bid. Most online sales add a 10% buyer's premium and require payment within days. Detroit has high vacancy; always verify occupancy.
