Iberia Parish runs its tax sales under Louisiana state rules: it is a tax lien state with a redemption posture of 3 yrs. For a tax lien certificate sold since 2026, the owner can pay it off at any time until 30 days after being served with your lawsuit, and the suit cannot be filed until three years after the certificate is recorded, so plan on at least three years. For adjudicated property bought from a parish or city, the former owner and lienholders are sent notice after the sale and can still redeem or sue for 60 days if the property was adjudicated five or more years ago, or six months if less, or until the sale is recorded if that is later.
Since January 1, 2026, a Louisiana parish tax sale sells a tax lien certificate, not the property. After three years from recording, and at least six months after mailing notice to everyone with an interest, the holder can sue; if the owner still does not pay within 30 days of being served, the property is sold at a sheriff's sale and the holder is paid first from the sale money.
Louisiana changed its tax sale on January 1, 2026. Parishes now auction a tax lien certificate. The price is the unpaid taxes and costs, and bidders compete by bidding the monthly interest rate down from 1% a month (12% a year) in steps of 0.1%, to no lower than 0.7% a month (8.4% a year); a tie goes to the first bid, and interest is simple, not compounded. A 5% penalty on the taxes is added. To pay you off, the owner pays the certificate amount, the penalty, your interest, recording costs, up to $500 of your notice costs, and any later parish or city taxes you paid. After three years, and six months to a year after mailing notice to everyone with an interest, you can sue; the owner then has 30 days after being served to pay. If not, the court's judgment is enforced by a sheriff's sale, you are paid first from the sale money, and mortgages and most other liens are wiped out by that sale. Mineral rights, pipeline and other recorded servitudes, and recorded condo or subdivision restrictions survive. File the suit within seven years of recording or the certificate is extinguished. Adjudicated property is different: the parish or city already owns it and sells it at a public sale you can request, with no warranty of title. Tax sales held before 2026 still follow the old three-year redemption rules.
