How Indiana tax lien sales work

Johnson County runs its tax sales under Indiana state rules: it is a tax lien state with a redemption posture of 1 yr.

Tax sale certificate with a 1-year redemption. After it expires, the holder has 3 months to petition the court for a tax deed (notice must go out within 6 months of the sale).

IN is a lien state. The county treasurer sells tax sale certificates at an annual tax sale, usually in the fall. The owner has 1 year from the sale to redeem. Parcels no one bought (county-held certificates) carry a 120-day window, and parcels on the county's vacant-and-abandoned list carry no redemption at all. If the owner redeems, you get back what you paid plus a one-time 10% of the minimum bid (15% after six months), plus 5% a year on anything you bid above the minimum. It is not a yearly rate on your whole bid. If the owner does not redeem, you must send notice to the owner and every lienholder within 6 months of the sale and ask the court for the deed within 3 months after redemption ends. Miss either deadline and you lose the certificate with no refund.
