How Washington tax deed sales work

Pend Oreille County runs its tax sales under Washington state rules: it is a tax deed state with a redemption posture of no post-sale redemption.

After three years of unpaid taxes the county forecloses in superior court and sells the property at a public auction, often online, with a minimum bid of the taxes, interest and costs (RCW 84.64.050, 84.64.080). The owner can pay until the close of business the day before the sale. After the sale there is no redemption, except that a minor or a person a court has found legally incompetent has three years to redeem (84.64.070). The treasurer issues a tax deed, usually within about 30 days.

Washington sells the property, not a lien. Counties foreclose after three years of delinquency and sell "as is" at auction. IRS liens and local improvement district assessments can survive the sale, and recorded easements always do. Check for environmental contamination, especially in industrial areas.
