How Maryland tax lien sales work

Anne Arundel County runs its tax sales under Maryland state rules: it is a tax lien state with a redemption posture of until a court judgment. No fixed end date: redemption lasts until the court's foreclosure judgment. The earliest you can file is 6 months after the sale (9 months for an owner-occupied home).

Counties sell tax sale certificates at an annual auction (Md. Tax-Property 14-808 et seq.). The owner can redeem until a court forecloses the right of redemption, so there is no fixed end date (14-827). You can file to foreclose 6 months after the sale, or 9 months for an owner-occupied home, and only after sending two required notices; you must file within 2 years or the certificate is void (14-820, 14-833).

Maryland sells tax sale certificates at annual county auctions, and counties sell leftover certificates by assignment. Interest is 6% a year unless the county sets its own rate (Anne Arundel charges 18%), and never more than 10% on an owner-occupied home (14-820). Many counties add a high-bid premium when you bid well above the lien (14-817). You foreclose in circuit court, not at a second sale, and you must pay the later taxes before the deed is issued. Baltimore City has a high volume of sales.
